Inventory

A full schedule of the contents and condition of a property is essential when letting a property, or for insurance purposes. Following receipt of your instructions, we will visit the property and prepare a comprehensive inventory to your specifications. This will then be delivered to you fully referenced and date stamped for your approval.


The purpose of the inventory will be to provide an accurate, agreed record of the condition and contents of the property. It is essential that it is precise and therefore all defects and any issues with cleanliness will be noted.

The following should be included:

 

v      Interior condition and decorative order

v      Fixtures and fittings

Ø      Doors

Ø      Ceilings

Ø      Lights

Ø      Walls

Ø       Windows

Ø      Curtains / Blinds

Ø      Heaters / Radiators

Ø      Woodwork

Ø      Floor coverings

v      Gardens (in simple terms)

Ø      Statues

Ø      Pots

Ø      Sheds / outbuildings

v      Keys

v      Meter readings

We do not usually include lofts or cellars unless specifically requested.

 

 

 

 

 

Snag List

We will also provide a ‘snag’ list of items that we consider you should be made aware of, for example issues of cleanliness of property and any repairs that are required. This will allow you to take any appropriate action prior to the commencement of the tenancy. We would recommend that all properties be professionally cleaned prior to the inventory being carried out, thereby reducing any possible dispute with regard to standards of cleanliness at the termination of the tenancy.

 

Representation at tenancy commencement

If required, we will attend the property when it is handed over to the incoming tenant and go through the inventory in detail. This is to establish the tenant’s agreement that it is an accurate record of the condition of the property, fixtures and fittings and any other contents. The schedule will be signed by both parties and returned to you for your records.

 

Inspection during tenancy and updating of original DG Properties inventory

We are all aware of the issues that may arise if a property is let for a long period without being inspected, or the inventory not being updated. We will attend the property and carry out an inspection upon receipt of your instruction. We will then issue an updated inventory and if necessary a report outlining any issues or dilapidations that have been noted. This will provide you with the relevant information during the tenancy to alleviate any potential disputes at the end.

 

Representation at tenancy termination

Upon your instruction, we will attend the property with the tenant and carry out a detailed inspection. We will establish items of fair wear and tear, whether any dilapidations or defects have arisen, and note them on the inventory. We will agree any changes in condition of the property with the tenant and both parties will sign the inventory and / or Tenancy Termination Certificate to indicate it is a fair and accurate record of the condition of the property, and any contents. We will then prepare a Schedule of Dilapidations in an agreed format to be emailed to you.

 

Personal property searches

As part of the introduction of Home Information Packs with effect from 1 June 2007, all sellers of property will be required to provide a Home Information Pack or HIP before the property is placed onto the market.

Certain parts of the Home Information Pack or HIP are compulsory, whilst others, such as the Home Condition Report, will be optional.  The compulsory part of the HIP includes Searches such as: 

  • The local land charges register relating to the property being sold.

  • Other records held by the local authority on matters of interest to buyers, such as planning decisions, road-building proposals and listed building consents.

  • The provision of drainage and water services to the property.

 All of the above can be provided by a personal search company as part of the overall Home Information Pack.
